How much time does a home inspection take?

Our home inspections are longer than most.  This is because we do more, explain more and you benefit.  Most single-family homes require 3 to 4 hours, longer if the home is older, larger and has deferred maintenance.  Longer if you are a 1st time buyer.  Longer if the home has multiple hvac systems, multiple electric panels, several fireplaces, wet bars and other features.  We don't rush through any home inspection because you rely upon us to be thorough and we rely upon you for our future business referrals. What parts of the home do you inspect?

From top to bottom, we inspect all areas that are accessible and safe to inspect.  Our clients tell us we provide the most comprehensive home inspection they have every had.

How much do you charge?

Our inspection price is based upon the size, age and features of the home being evaluated. Our clients tell us that our inspections are more thorough and the value is excellent.  Read our reviews for a 3rd-party perspective to our service. Call us with the details of your home and we'll provide an exact fee for inspecting, radon testing and other services.  


Should I be there for the inspection?
Yes, we want you there for the entire inspection whenever possible because we will explain the proper operating procedures, maintenance needs and be able to answer all of your questions. This is much more difficult to do over the phone or via email.


When are you available?
We schedule inspections 7 days a week.
Weekend appointments book up quickly so call early for the most convenient inspection time to accommodate your schedule.


Are you licensed?
Yes, we are licensed to perform home inspections in Maryland, Virginia and Delaware.  DC does not have any licensing requirements and we inspect homes in DC on a regular basis.
We use the MD standards of practice for DC properties.

Do you need all utilities on at time of inspection?
Yes,  all utilities need to be on for a thorough evaluation of all system. 


Will you get on the roof?

We will walk all roofs that a accessible and safe to walk upon.

Do you offer mold testing?
Yes, we use a swab test or tape method to sample the visible mold  and send it to an EPA registered lab for analysis.  We also provide air sampling services.


Do you offer radon testing?
Yes, we utilize continuous radon monitors for radon testing.  We prefer this method because our monitors record hourly levels, not just the overall level.  The monitors register any tampering and power interruptions. The monitors have a battery back-up to ensure continuity in testing and consistent results. 


Can I see the inspection agreement before you do the home inspection?
Yes,  we're happy to send you the agreement which contains all required consumer protection verbiage as per the Department of Licensing. 


When will I receive the home inspection report?

Your inspection report will be sent via email the same day as your inspection. 


Can I call you with questions after my inspection?

Yes, we are always available for your questions over  the months and years following your home inspection.
